At the beginning of the year, real estate markets followed the regular January pattern: supply grew slowly, but demand was sluggish too. That changed as we came into February, where demand grew rapidly as we moved into Spring. Inventory grew, but not quickly enough to keep up with demand, so the median price list was nudged up by 1% from January–an 8% jump from the previous February.

Those who sought to buy last year found themselves priced out of homes that met their requirements. If the inventory-demand relationship continues as it has for the last two months, buyers this year will face the same dilemma.

Thankfully, we’ve done a bit of research for you. Here are the the top 20 spots in the country for both buyers and sellers. These are medium to large markets with the largest number of listing views as a demand indicator and and median days on the market as an indicator of supply.
